Buying Property? You Are Not the Auctioneer’s Client


if you’re buying a property be it a
house or be it a shop or pita farm or pub or any sort of a property or need if
you’re going to lease a property you’re gonna lease a business or a shop unit
you must always understand that the client of the auctioneer isn’t you it’s
the vendor so you need to be aware of that at all times you didn’t have a very
good relationship with the auctioneer and you can get on really fine and he or
she can be really helpful but at the end of the day the person who pays the
Commission – the auctioneer isn’t the purchaser it’s the vendor so always be
aware that ultimately everybody has their own interests looked after and the
purchasers interests are not necessarily the interests of the auctioneer because
the auctioneer has a contractual a profession of a contractual relationship
with the vendor and ultimately it’s from the sales proceeds that the vendor will
discharge the auctioneers fee I come across people regularly who have told me
who are purchasing property and have told me the auctioneer said this or the
auctioneer said that but you need to be careful if you’re purchasing you need to
be very careful about the representations or statements that you
think you might be able to rely on because ultimately at the end of the day
if there’s a dispute or any sort of a conflict the auctioneers client is the
